Site and Trade Area Requirements

Sites in the acceptable to outstanding range will usually meet the following criteria

Site Availability

  • Sites should be available for sale as a fee simple purchase.

Traffic

  • Daily estimated traffic of at least 20,000 cars, (however, we have many successful sites with lower traffic if there is heavy housing nearby).

Types of Locations

  • We look for free standing locations.
  • Look for far corners or inside locations; near corners are generally avoided, although there are some expectations; i.e. if the secondary street has low traffic and can serve as a viable means of access and exit.
  • Pad sites or other properties that are part of larger developments will also be considered.

Preferred Site Characteristics

  • We look to be near active retail areas such has fast food establishments, post offices and other concentration of customers such as colleges or manufacturing plants.
  • Good visibility.
  • Ease of access, ability of cars and trucks to enter and exit the site to include left hand turns.
  • Municipal water and sewer, if possible.
  • No significant grade issues.
  • Adequate property size will be 40,000 square feet plus. (We can accept less if a number of other criteria are strong).
  • Ideal frontage is 200 to 250 feet.
  • Typical store is 4,200 square feet with 6 to 10 pumps.

Zoning

  • Areas that permit convenience stores with gasoline.

Site Submission Instructions and Requirements

To sumbmit a site for consideration, please include the following:

Required Information

  • Owner contact information, (including email address).
  • Broker contact information, (including email address).
  • Asking price.
  • Site address, including the nearest cross street, zip code and state.
  • Zoning designation and list of permitted uses.
  • A vicinity map showing the location, (we would also like to have the competition listed, such as convenience/grocery stores or retail gasoline outlets.
  • Site photos.

Supplemental Information

  • Utility information.
  • Annual real estate taxes.
